Frequently Asked Questions

15 questions
How is AI Constructions different from other builders?
We focus on clarity, control, and transparency. You’ll know what’s happening, what’s next, and what each decision means—without needing to chase updates.
I’ve never built a house before. Will this be complicated?
Not at all. We assume zero construction knowledge. We guide you step-by-step and explain each stage in plain language so you feel confident—not overwhelmed.
What does the building process look like from start to finish?
In simple terms:
  • Consultation – goals, budget, and block review
  • Design & approvals – plans, engineering, permits
  • Costing & contract – clear inclusions and allowances
  • Construction stages – staged build with checks along the way
  • Handover – final inspection, fixes (if any), keys
How do I know my costs won’t blow out?
Cost blow-outs usually come from unclear allowances or late decisions. We reduce that risk by:
  • Breaking costs down clearly (so you can understand them)
  • Explaining fixed items vs allowances
  • Confirming selections early where possible
What are “Prime Cost” and “Provisional Sum” items?
They are allowances used when an exact selection or site detail isn’t confirmed yet.
  • Prime Cost (PC): allowance for a product (e.g. tapware) you’ll choose later
  • Provisional Sum (PS): allowance for work where scope can change (e.g. rock excavation)
We keep these realistic and explain them clearly so you’re not surprised later.
What if I want to make changes during construction?
Changes are possible. We’ll confirm the cost impact, time impact, and any smarter alternatives. Nothing proceeds without your approval.
How do I track progress during the build?
We provide clear stage progress updates so you can see what’s complete and what’s next—without chasing trades or wondering where things stand.
Do you help with approvals and certifier requirements?
Yes. We coordinate the right documentation (plans, engineering, certifier inputs) to keep approvals and inspections moving smoothly in ACT or NSW.
What level of quality can I expect?
Quality is built into the process with stage-by-stage checks, trade accountability, and a focus on durable outcomes—not shortcuts.
Are your contracts clear and fair?
Yes. We explain inclusions, exclusions, allowances, progress claims and variations in plain language. We want you to sign with confidence—not confusion.
What happens if something goes wrong?
Construction has moving parts. If an issue arises, we communicate clearly, document it properly, and resolve it with a practical plan.
Can I use my own suppliers or consultants?
In many cases, yes—so long as scope, compliance and warranties are clear. We’re practical and collaborative.
How long will my build take?
Timeframes depend on approvals, design complexity, weather, and material lead times. We’ll give realistic expectations and keep you updated if anything changes.
Do you build in both ACT and NSW?
Yes. We’re familiar with the approval pathways and certifier expectations in both jurisdictions, and we help keep paperwork and inspections organised.
What’s the first step if I want to get started?
Book a no-obligation consultation. We’ll discuss your goals, budget, and block—then outline the next steps clearly and honestly.
Note: Information above is general and may vary based on site conditions, approvals, and design scope. We’ll confirm specifics during your consultation.
